New Things to Do Near Tiffany Greens This Summer and Fall

If you live inside Tiffany Greens, you already know the shorthand: the club is the front door, I-29 is the driveway, and Zona Rosa is the pantry. What you may not have noticed, because it has been happening in small increments since December, is that all three of those pieces are being reworked at once. The golf course is under new management and mid-renovation. The shopping center has signed more than a dozen new tenants in the last six months. The trail network is intact and running from dawn to midnight. It is an unusual moment for a neighborhood where the amenities normally sit still.

This post is written for the person who already turns onto Tiffany Springs Parkway most evenings. It is not a guide to the area. It is a snapshot of what has opened, what is opening, and what is worth walking into between now and the first frost.

Zona Rosa Is In The Middle Of Its Biggest Tenant Wave In Years

The center's general manager, Scott Zigler, told KSHB earlier this year that Zona Rosa is about 75 percent occupied and was preparing to announce new businesses and restaurants in early 2026. That announcement has since become a rolling list. If you have not walked the loop in a couple of months, here is what has changed and what is still to come:

  • Culver's at the NW Barry Road entrance. The 4,500-square-foot restaurant opened with a June 2026 target debut west of Outback Steakhouse and NASB, featuring a double drive-thru, a spacious patio, and a large dining room. The franchisee, Jerome Schumacher, already runs three other KC-area Culver's locations.
  • Kids Empire, an indoor playground with climbing structures, slides, and imaginative play areas that opened June 13.
  • Boutique Collective — The Blossom, a multi-vendor concept from local entrepreneur Jennifer Reichert. It opened in May 2026 at 7106 NW 86th Terrace in a 3,763-square-foot space next to Journeys, featuring 15 Kansas City-area vendors offering clothing, accessories, home goods, and gifts.
  • Boutique Collective — The Willow, the second location. It opened June 18 at 7420 NW 87th Street in the former Altar'd State space, a 5,660 square foot space situated next to Central Park.
  • The Petite Frame, a fashion boutique built specifically for women 4'10" to 5'4". It opened July 11 at 7250 NW 86th Terrace in a prime location overlooking the Five Four pickleball courts.
  • Herbs N' Harlem and Hula Hoop KC, both April 2026 openings — a local candle and home fragrance boutique, and a family movement studio.
  • Burlington in the former Staples box at 8450 NW Prairie View Road, a summer 2026 opening for the off-price retailer.
  • MINISO, opening September 2026 next to Helzberg at 7220 NW 86th Place with affordable home goods, beauty products, accessories, and plush toys inspired by Japanese design.
  • Urban Planet by Charlotte Russe in the former Forever 21 space, a 17,224-square-foot store with a September 2026 target opening.

That is roughly nine new tenants in six months at a center that had been coasting. It reflects a specific bet from ownership. As Zigler framed it, the continued expansion reinforces the goal of being the Northland's go-to destination, welcoming a mix of tenants that reflect what the community is asking for — experiences, entertainment, and local businesses in one place.

The physical footprint has changed too. Central Park and North Park have boosted foot traffic, and Central Park now features a children's play area, covered seating, a performance stage, and a pop fountain. If you have kids and you have not been in a while, the fountain alone is worth the trip.

A few dates on the calendar between now and Labor Day: Zona Rosa's Summer Fest runs Saturday, July 18 with a full day of family programming, shopping, and food, and the Summer Concerts in the Park series continues through June and July, free and open to the public.

The Golf Club Is Under New Management And Mid-Renovation

This is the update most residents missed. Tiffany Greens Golf Club — the Robert Trent Jones Jr. course that sits at the physical center of the neighborhood — changed hands late last year. Per the club, Tiffany Greens is under new management by Maxim Golf Solutions as of December 2025, and renovations on the course and clubhouse have already started.

For context on what is being renovated: the course opened in 1999, was designed by Robert Trent Jones Jr., and plays as a 7,034-yard par 72 with six lake-protected greens, undulating green surrounds, and strategically placed bunkers. The 27,000-square-foot clubhouse holds a golf shop, restaurant, banquet facility, locker rooms, and club storage. Very little of that infrastructure had been meaningfully refreshed in a decade. The current work should show up first in the greens complexes and the clubhouse interior.

The other reason to pay attention this year: on June 24, 2026, Tiffany Greens hosted a Drive, Chip and Putt local qualifier, part of the pathway that runs through the National Golf Club of KC in Parkville on August 5 and Castle Pines Golf Club in Castle Rock, Colorado, on September 13. If you have juniors in the house or you just want to watch the next age group of KC golfers get sorted, this is the club that gets picked to host it.

The Trail And Park Layer Has Not Moved, And That Is The Point

While the retail center and the club are in motion, the green infrastructure around Tiffany Greens is the constant. Two pieces of it matter for daily life:

Tiffany Springs Parkway Trail runs on 2.18 miles between Amity Avenue and east of Skyview Drive, with an additional 0.76 miles from N. Oak Trafficway west to Highway 169, open from 5 a.m. to midnight every day. It is the flat, paved route most residents use for morning runs and dog walks without having to drive anywhere.

Tiffany Springs Park sits at NW 88th Street and N. Hampton Road, and it is larger than most residents assume. Located in the Kansas City suburbs, the park covers over 830 acres and is home to many baseball fields as well as miles of expansive hiking trails. In a neighborhood where lot sizes and HOA-kept edges dominate, the park is the closest thing to unstructured wooded acreage you can reach without leaving the ZIP code.

Both are managed by Kansas City Parks and Recreation. Neither is going to be renovated or renamed in the next twelve months. That stability is worth noting when the rest of the five-minute radius is churning.

What's Happening One Exit South At Metro North

A short mention because it will affect traffic patterns and dining choices for anyone who takes I-29 south instead of turning into Zona Rosa. Metro North Crossing, the redevelopment of the former Metro North Mall site, is filling in this year. Per FOX 4, NRG Adventure Park is expected to open in late 2026 in the former Macy's building, and the park will be 46,000 square feet. Furniture Mall of Missouri is expected to open in April 2026, also at the former Macy's site, at 150,000 square feet. And IMO's, the St. Louis pizza chain, opened in a 1,500-square-foot space at 8502 North Jefferson Street in the same building as the recently opened KPOT, and Tiki Taco is scheduled to open its seventh area location in late 2026.

For Tiffany Greens residents, the practical effect is a second cluster of family destinations six minutes south, which takes some pressure off Zona Rosa on Saturday afternoons.

The Through-Line

The five-minute radius around Tiffany Greens is not doing what suburban Northland five-minute radii usually do, which is sit still for years and then hollow out one anchor tenant at a time. Instead, three separate operators — a shopping center owner, a golf management group, and a mall redeveloper — are all putting capital in at the same moment. That does not happen often, and it changes what an evening walk out of the neighborhood actually leads to.

If you moved here for the golf course and the airport proximity, the ground under those two anchors is being reworked in your favor. If you moved here because Zona Rosa was your grocery-and-errand loop, the loop is thicker than it was in January. And if you moved here for the parkway trail and the park across Amity, those two are exactly where you left them.
